NOTICE

To all past and present leaseholders of Steamship House, Great Eastern House, and Great Western House, Great Western Dockyard, Gas Ferry Road, Bristol.

Your landlord, Space in London Limited, has agreed an undertaking with the CMA (the Competition and Markets Authority) to offer to cap the ground rent at the initial rent of £150 for the duration of the lease term.

Under the current lease terms the ground rent was reviewed in June 2017, doubling it to £300. The landlord has agreed to reimburse all ground rent they received in excess of £150 per annum and if you were charged interest on late payment of any amount above £150 since June 2017 or administration charges relating to such late payment, the landlord has agreed that they too will be refunded.

If you are a current owner or were the owner of one of the flats at the Great Western Dockyard site any time since the rent was reviewed in 2017, then to take up the offer of a refund please contact the landlord directly by one of the following methods, preferably by email, confirming the address of your flat and your period of ownership.

In addition, the landlord has agreed to offer to remove the future rent review clauses within the leases of all the flats at the Great Western Dockyard site, by entering into deeds of variation with current leaseholders so that their leases will be formally amended to make the ground rent a fixed amount of £150 for the entire duration of the term of the lease.

Again, to take up the offer of formally amending the lease please contact us by one of the methods above, preferably by email, confirming the address of your flat and your solicitors’ details so that the deed of variation can be progressed. A financial contribution towards your legitimate legal costs will also be made by the landlord.

Please note, however, that irrespective of whether the lease is formally amended or not, the landlord has undertaken to cap the ground rent at the initial rent of £150 for the duration of the lease term.
